In case no. 20GDCV01045, (styled in part VILLAS ON OSWEGO LLC v ANDREW NOWACZEK), the court has ordered Andrew to pay $2,290,176 for his misconduct in ripping off his business partners on a construction project in Pasadena.
Judge Jared P. Moses eviscerates "evasive" and "unconvincing" Andrew Nowaczek for "wrongfully looting as much of Plaintiff's money as possible" in a multi-million dollar decision.
LA City Attorney says Andrew Nowaczek "wholly neglected, failed, and refused to construct all of the public improvements
required to be constructed". Insurance company steps in to pay the city, and pursues Andrew to pay up.

least $580,000.00 for themselves.
UPDATE #2: Days before trial, on September 22nd, 2025, Plaintiff Daniel T. Moore requests dismissal without prejudice. The details of any out-of-court settlement, if one exists, are not currently known. This case may have been dropped in favor of focusing on the Cheyenne Mountain case, as there appears to be a common plaintiff between the two cases.
Plaintiff Cheyenne Mission alleges they loaned Andrew Nowaczek $690,300 secured against a property, and instead of repaying the loan, Andrew took out another loan against the property in violation of their agreements, kept the money from both loans - totalling over $1,000,000 - and just let the property be foreclosed. Andrew then allegedly used a chain of transactions and new business entities to reacquire the property out of foreclosure for himself, removing his former investors from the equation, then selling it - keeping the proceeds and the investor's money to boot.
UPDATE: The last business day before the trial, on October 10th, 2025, the parties agreed to a conditional settlement, and the trial was stayed pending Andrew's compliance with whatever he agreed to do. While the details are unknown, Andrew has until 2027 to finish compliance, which may occur in settlements involving payment to a claimant over time.
Neighbor Colleen Bristow-Campbell filed a restraining order against Andrew Nowaczek. The court did not grant the restraining order. Court records indicate that Ms. Bristow-Campbell did not meet the burden of proof. No further details or transcript were published.
Andrew charged with zoning violations, unlawful failure to correct land conditions, and other property related crimes. Andrew was arraigned on September 9, 2023. It appears the court dismissed the charges following corrective action by Andrew.

Nearly ten years after his wife filed for divorce in 2004, Andrew Nowaczek allegedly tried to weasel his way out of his payment obligations, and was shut down by LA Superior Court Judge Patrick A. Cathart.
Short and summarized version: On information and belief, it is alleged that Andrew used a front company called "Rancho Los Suenos LLC" to scam contractors and suppliers for years in the construction of a massive home at 10056 Wornom Ave. When they sued him and won, the court forced 10056 Wornom Ave into foreclosure (view court ordered foreclosure here). Andrew then allegedly used another LLC, "My Hilltop LLC" (of which Andrew is the sole manager and member), to acquire it back cheaply out of foreclosure. Andrew has acquired several adjacent lots, and is allegedly on a mission to acquire - by any means necessary - further adjacent undeveloped lots, so that he can raze homes and equestrian infrastructure to expand his compound.
As alleged in many of these lawsuits and judgments, Andrew misappropriated funds from other projects and investors for years. On information and belief, 10056 Wornom Ave is, in part, what he spent those misappropriated funds on. Andrew raided the coffers of several projects along the way to achieve his goal, even bankrupting some of them, leaving investors and creditors in the wind. Andrew continues to be sued by his victims as of the fall of 2025 while he lives in a house he allegedly built with their money.
He should not be able to, yet he is. The residential home is primarily rented out as a commercial venue. Despite code compliance issues and lack of proper permitting (including a lack of a certificate of occupancy), enforcement actions have been ineffective, and Andrew continues to use the house as he sees fit. Several lawsuits get into detail alleging Andrew's manipulation of code compliance, falsifying information on permits, and his disregard of enforcement actions, and it appears he is successfully continuing this behavior in Shadow Hills.
For starters, Andrew's unpermitted work and related activities have allegedly resulted in tremendously dangerous scenarios, from large boulders falling onto adjacent properties, to a significant fire requiring an aerial response from LAFD. First reported to LAFD as a brush fire, a subsequent investigation on site determined that the actual cause was outdoor welding gone wrong, as shown in this LAFD report:

Beyond safety, according to his nearest neighbors, Andrew has stated his intent is to do everything in his power to force them to sell so that he can buy their properties below market and further develop his interests. In one awful example, Andrew allegedly falsified this permit application stating that equestrian properties were not adjacent to his property, as shown here:

Andrew's adjacent properties, including Cherokee Ranch on Rancho Caballo Dr, had horses and significant equestrian infrastructure on their property for years before Andrew Nowaczek ever arrived. Building permits in the area, including those applicable to Andrew, include provisions that protect "Official Equestrian Paths", which is why this question appears during the permitting process. After falsifying this form, Andrew improperly constructed a fence to block an equestrian path used by the community and Cherokee Ranch itself. When the Cherokee Ranch owners and family on the property objected to the relevant authorities, they learned that enforcing compliance on such matters was difficult and that Andrew had a history of simply ignoring enforcement actions. They gave up, and Cherokee Ranch was closed after 22 years of operations, taking a piece of the equestrian-friendly neighborhood with it.

No, the adjacent lot APN #2543-021-022 still has horses and equestrian facilities. Given the alleged falsification of this information on his permit application, his permit should in theory be revoked, however, it has not been. Meanwhile, Andrew continues to try and force his neighbors to sell.
As recently as September 2025, Andrew has allegedly been threatening and screaming at neighbors until he is blue in the face - loudly complaining that their unwillingness to give up and sell their properties is "costing [him] millions". Recent trespassing on neighbors property resulted in at least one known police report (LAPD Report #250822002562) and restraining order filing (Case No. 25PDRO01252).
The house primarily is rented for unpermitted commercial events that have no place in a residential neighborhood. Three example videos are included below. The house is essentially marketed as a private nightclub on venue rental websites.
Several lawsuits claim Andrew has made a career out of tricking city officials in particular in that he's willing to falsify information provided to authorities. When Andrew does receive an enforcement action, he generally ignores it and carries on. Currently, only one known enforcement investigation is underway at 10056 Wornom Ave, as shown here:

When contacting code enforcement, you might consider raising issues such as (1) Andrew's permit applications were falsified, for example re: equestrian, (2) lawsuits, such as 23STCV09608, accusing Andrew of falsifying nearby permits, (3) Andrew's use of the property without a certificate of occupancy. Obviously, share any of your concerns, and link to this website.
When contacting the city council and city attorney, you might consider raising these issues along with drawing particular attention to the scope and magnitude of Andrew's ongoing misdeeds.

Andrew has signifigant debts, known and unknown, which may or may not exceed his assets. As evidenced in his many legal cases, Andrew has a history of bankrupting his front companies that accumulate too much debt, or simply defaulting on debts and making the creditors chase him down. If you are attempting to recover from Andrew, it can be daunting.
Andrew's creditors have tried that, with limited success. Andrew banks at multple locations, and does a good job of keeping cash away from siezure. Here is one example of the Sheriff attempting to sieze Andrew's money from the bank.

Andrew's full real estate holdings are unknown. Andrew is heavily leveraged with mortgages and/or notes on at least his 10050 and 10056 Wornom Ave properties, and may be subject to any number of liens. However, he also owns undeveloped lots of some value. Listed below is some recent borrowing against the properties. Repayment on this borrowing is unknown.
While it appears Andrew has issued conflicting Deeds of Trust to multiple parties simultaneously to secure these loans, this is not confirmed.

Andrew lost certain vessels, such as the Sunshine Three, to his first wife in the divorce. His subsequent attempt to own a multi-million dollar Nordhavn boat, which he called Audrey's Dream, was short-lived, as after a short while in Andrew's possession, Nordhavn sold it to a third party, who renamed it Lady Mazie. Here's a video of it.
Andrew owns and/or leases multiple vehicles, including trucks for his business, at any given time. His 2021 Volvo XC60 (VIN YV4102DL1M1727231) was damaged in the accident on March 13, 2022, with Stephanie Zamora (who filed suit against Andrew for negligence, Case No. 24CHCV00430). The current status of Andrew's other vehicles is unknown.
It is believed that Andrew has purchased real estate outside of the United States, including property in Poland which he valued at $200,000 in his divorce to his first wife Ewa Nowaczek. Ewa received the property from Andrew in exchange for giving Andrew a credit against a $570,000 mortgage obligation for 9939 La Canada Way in Sunland that he was subject to within the divorce. Andrew's international real estate holdings are currently being looked into.
The fixtures within Andrew's 10056 and 10050 Wornom Ave homes are already secured by lenders. However, other valuable items in the home such as art, furniture, jewelry, and so on, may not be. Given Andrew's penchant for extravagant lifestyles, significant recovery could be possible.
Andrew has more organizations than we can locate, but certain organizations may be useful in recovery.
